Bridge Loans provide short-term financing during transitional periods. If you need to purchase a property before selling one, a bridge loan will help finance the costs, enabling you to move quickly to “bridge” the gap between the financing you need and current available cash. 

Future Financials offers 1 or 2-year short-term loans that serve as a quick solution, enabling investors to engage in competitive markets, acquire more assets, and scale their business. We provide LTVs for up to 80% of their As-Is Value (not to exceed 90% of the purchase price), as well as options to accommodate purchase, rate & term refinances, or the ability to cash out refinances.

Fix, and flip loans are short-term private money loans acquired by real estate investors with the intention of rehabilitating or "flipping" a property to resell it. Future Financials is highly diligent in managing our project timelines to keep the interest charged at a minimum. 

Our fix and flip investment loans offer advantageous, competitive loan fees and interest rates. We provide short-term loans, typically 1 or 2-year terms, with the option to finance up to 100% of the rehabilitation budget (not to exceed 75% of ARV in most major metropolitan markets). We also offer options to accommodate purchase, rate & term refinances, or cash-out refinances. Whether you are rehabbing and selling or rehabbing to stabilize and refinance into a longer-term debt in an effort to hold as a cash-flowing asset, this is a pivotal product for many of our investors!

A construction loan is an excellent option if you are interested in building construction from the ground up or renovating a property. 

Construction loans provide short-term financing intended to fund building projects. The financing is determined based on the value of the completed property and projected costs rather than your personal assets.

Our long-term rental product enables borrowers to access an excellent source of cash flow to build equity on their real estate investments. This product is designed for operators who maintain rentals or are looking to acquire assets for cash flow. All terms are amortized over 30 years. We offer varying prepayment penalty options; 3, 4, and 5 years, along with competitive interest-only options, stated income, and all transaction types: purchase, rate & term refinances, or cash-out refinances (up to 80% LTV with qualifying debt service—much lower than traditional banks). This gives optionality to all businesses interested in maintaining a good balance of debt & equity.
